The resort complex is located in the picturesque village of Aheloy, in a charming place in the arms of the spurs of the Bulgarian Stara Planina Mountains, in close proximity to the famous Sunny Beach resort.
Description of the complex
The complex consists of independent two-storey 39 villas with two and three bedrooms. The architecture of the villas is the same as in the built and functioning complexes.
The original Bulgarian exterior is represented by low-rise buildings, which are located at a sufficient distance from each other, whose roofs are covered with red tiles, the facades are decorated with stone and decorative cladding, having a veranda and a patio, spacious terraces on the second floor overlooking the southeast and a magnificent panorama of the sea.
Each villa has its own parking space and the possibility of building a private pool and other additions.
Villa "Violet" (pool 30 m².)
The villa is two-storey, with 2 bedrooms, with an internal staircase, with a fireplace, a spacious garden, fenced with a decorative fence. The building is exceptionally beautifully designed in the traditional Bulgarian style, with decorative stone cladding, wooden Venetian blinds on the windows; has a beautiful patio (inner courtyard) with a wooden canopy and two spacious south-east terraces on the ground floor, from which a magnificent panorama of the sea opens, a two-story, two-bedroom building with its own, immersed in greenery, yard of 300 square meters; comprises::
- Ground floor: living room with fireplace, kitchenette, dining room, toilet, veranda with a canopy;
- Second floor: two bedrooms, two bathrooms (one of which is attached to one bedroom), two terraces.
Villa "Camellia" (pool 40 m².)
The villa is two-storied, with 3 bedrooms, with an internal staircase, with a fireplace, with a spacious garden enclosed with a decorative fence. With its own green yard of 400 square meters; comprises :
- First floor: living room with fireplace, kitchenette, dining room, toilet and shower for guests, bedroom with dressing room, spacious veranda;
- Second floor: two bedrooms with two bathrooms to the bedrooms, gallery, two terraces.
Support in the complex:
Maintenance fee for a villa with a pool - 1 860 Euro.
MANDATORY SERVICES INCLUDED IN SUPPORT:
1.Organization of the internal order of the Villa-Club "Floral Meadows".
2. Assistance to owners in the use of their property.
3. Support for general technical facilities and equipment.
4. Support for common green areas.
5. Organization of year-round security of the complex.
6. Organization of sanitary and hygienic maintenance of all common parts of the complex.
7. Organization and management of additional paid services of the complex.
8. Maintenance of the swimming pool adjacent to the villa.
9. Maintenance of green space and private structures on it, including paths, tiled surfaces, borders and hedges.
Repair and support inside and outside the property:
10. Chimney - repair, use of suitable materials, painting.
11. Roof - repair and replacement of damaged tiles, including corner joints and metal sheathing.
12. Facades - repairs, including puttying and painting if necessary.
13. Wooden sheathing - repair if necessary and periodic varnishing.
14. PVC window package - prevention and replacement of damaged double-glazed windows (if the property is insured).
15. Electricity - elimination of current problems.
16. Water supply and sewerage - repair and replacement of mixing taps if necessary.
17. Laminated parquet - repair. (Possibility to replace the entire area of the parquet if the property is insured and the insurance company covers the corresponding costs caused by the damage).
18. Prevention of air conditioners (includes freon charge).
19. Painting the inside of the property if necessary. Surface repair and re-varnishing of wooden surfaces every 3 years.
20. Elimination of problems resulting from a leak.
21. Elimination of moisture in the property plus a complete repair of the external parts and adjacent terraces.
22. Wooden fences - periodic repairs and varnishing.
23. Boiler repair - complete replacement is not included.
24. Replacing light bulbs.
